SIX ‘subpar’ houses and a warehouse could be replaced with a development of up to 28 townhouses which would ‘set a benchmark for sustainable development in BCP’.

Outline plans have been lodged to demolish 281 to 291 Bournemouth Road in Poole, along with the Old Joinery warehouse behind the houses.

In their place, up to 28 townhouses would be built, ranging from two-bedroom duplexes to three- or four-bedroom homes.

The new houses would be arranged across three blocks, with two at the front of the site fronting onto Bournemouth Road, and one stretching along the rear of the site, where the warehouse currently sits.

A design and access statement submitted by Supernatural Studio on behalf of the applicant said the application had been amended following pre-application advice from the council.

It said the existing buildings had a ‘collectively subpar aesthetic’, and outbuildings that ‘appear disorderly, cramped, and in need of attention’.

“In summary, the existing state of the dwellings and their surroundings suggests a pressing need for redevelopment with a greater connection to Bournemouth Road and improved architecture and landscaping,” the statement said.

It added: “This outline planning application is presented after several rounds of pre-application advice.

“The design proposals have been altered and amended to align more closely with council feedback, and the Poole Local Plan.

“The proposal is more developed in both its architectural quality as well as robustness with regards to Passivhaus certified levels of performance - which is an aspiration for the development.

“The aim is to deliver a sustainable, enduring and engaging local development for the area.”

Bournemouth Echo:

The development would consist of 12 two-bed duplex townhouses, two two-bed townhouses and 14 three-bed (or four-bed) townhouses.

Each would have its own garden, solar panels on the roof and parking in the basement of the buildings.

The statement concluded: “In conclusion, our proposals go beyond meeting regulatory standards; they set a benchmark for sustainable development in BCP, focusing on Passivhaus, adaptability, and a holistic approach to environmental responsibility.

“This development aspires to not only address the present housing needs but to create a lasting impact on the community and the environment.”
